Starting soon, non-compliant standard gas water heaters will be phased out of California. When your old tank fails, you will likely be forced to upgrade to a high-efficiency condensing unit or a heat pump. Upgrading isn't as simple as swapping a tank — high-efficiency units require entirely new infrastructure: dedicated 110v or 220v electrical circuits, condensate drain lines with acid neutralizers, and sealed PVC venting routed to the exterior. Our Advice: If you are planning a remodel right now, run the utilities early. Even if you aren't replacing the heater yet, getting the drain, vent route, and electrical in place will save you thousands of dollars down the road.
Upgrading to high-efficiency can be complex elsewhere in the city, but homes in The Sunset typically boast ~1,500 sq ft layouts with garage or basement water heater locations. This makes the Title 24 upgrade significantly easier and more cost-effective than in a Hayes Valley flat or downtown condo. With our favorite supply houses located near the Sunset and easier street parking than downtown, our vans can get loaded properly and get to your door faster — we typically finish these jobs quicker than comparable installs in other neighborhoods.
The Sunset District is one of the best neighborhoods in all of San Francisco for radiant heating installations. When you're converting a garage into an ADU, you're often pouring new concrete — putting pipes in a fresh slab is the most efficient, longest-lasting radiant application possible. If the garage ceiling is open (unfinished framing visible from below), we can staple tubing to the underside of the floor above. Either way, a new construction radiant system paired with a combi-boiler handles both the ADU's heating and domestic hot water from a single compact wall-hung unit.
