Smart water shutoff device installed on main water line in garage

Leak Detection Device Installation SF & Marin

Many insurers — including State Farm — now require smart water shutoff devices to maintain coverage in California. We install whole-house leak detection systems that monitor 24/7 and automatically shut off your water when they detect a leak.

What Is a Smart Water Shutoff?

One Device. Whole-House Protection.

A smart water shutoff installs on your home's main water line — before the pipes branch off to your kitchen, bathrooms, and appliances. It monitors water flow 24/7 and uses flow algorithms to detect abnormal patterns like a burst pipe, running toilet, or slow leak behind a wall. When it detects a problem, it automatically shuts off the water to your entire home and sends a smartphone alert. You can also shut off your water remotely through the app — useful when you're traveling or notice something odd. Installation requires a 110v outlet nearby and a Wi-Fi connection in range of your main line, usually in the garage or utility room.

What's Included in Our Installation:

  • The leak detection device itself — we source and supply it
  • Main line installation with bypass valves for easy reset
  • 110v power hookup to a nearby outlet
  • Wi-Fi connection and app configuration
  • Full system test and pressure verification before we leave
  • Walkthrough so you know how to use the app and reset if needed

Why Install a Smart Shutoff?

Insurance Requirement

State Farm now requires leak detection devices to maintain homeowner's coverage in many California zip codes — and other major insurers are following. This isn't optional if you carry coverage with them. Check out our deep dive on why State Farm is requiring smart water shutoffs for more details. We install to the specifications insurers require so your documentation is clean.

  • State Farm mandates these in many CA zip codes
  • Other insurers are adopting the same requirement
  • We document the install for your insurance file
  • Non-compliance = risk of policy cancellation

Don't risk losing your coverage

Prevent Catastrophic Damage

Water damage is the #1 cause of homeowner's insurance claims. A slow leak behind a wall, a failed water heater, or a burst pipe while you're away can cause tens of thousands in structural damage. A smart shutoff stops the water within seconds of detecting an anomaly — before the damage compounds.

  • Detects burst pipes, slow leaks, and running toilets
  • Automatic shutoff — no human action required
  • Smartphone alert sent the moment something is detected
  • Daily water usage data helps spot hidden leaks early

Stops damage before it compounds

Peace of Mind

Whether you're at work, traveling, or just asleep — your water is monitored. San Francisco homes deal with aging pipes and high water pressure spikes. Marin homes face mineral-rich water that accelerates corrosion. Either way, a smart shutoff means a small problem never becomes a disaster.

  • Monitor and shut off water remotely from anywhere
  • Works even when you're on vacation or traveling
  • App shows real-time flow and consumption data
  • 10-15 year device lifespan with minimal maintenance

Your home is protected 24/7

What to Know Before You Schedule

Straightforward install — here's what affects your timeline and cost.

Cost Depends on Your Main Line Size

Most installations run $1,500–$2,000 all-in. The main variable is your water line diameter — larger lines require larger valve bodies, which cost more. We assess this during scheduling so there are no surprises on install day.

You Need a 110v Outlet and Wi-Fi Near Your Main Line

The device needs power and connectivity at the installation point — typically your garage or where the water line enters your home. If there's no outlet nearby, we can help coordinate an electrician. Most homes already have both.

Water Will Be Off for a Few Hours

We briefly shut off water to your home during installation — usually a few hours total. We work efficiently and let you know the exact window when scheduling. Plan for a half-day to full-day depending on your setup.

We Check Your Whole System While We're There

Unlike a device-only installer, we look at your pressure, inspect your main line condition, and flag anything else that warrants attention. This is included — most of the time there's nothing to report, but occasionally we catch a slow leak or corrosion that would have been a bigger problem later.
