Why Choose Baxi

Combination Boilers — Space Heating and Hot Water, No Separate Tank

Baxi is known for its high-efficiency wall-hung combination boilers that provide both heat and domestic hot water in a single compact unit — saving valuable space and energy. For San Francisco’s smaller footprint homes and flats, eliminating a separate water heater tank is a meaningful practical advantage. Baxi’s boilers are engineered for European residential heating standards, which typically exceed US baseline requirements. The result is a product well-suited to California’s increasingly strict Title 24 efficiency mandates.

Baxi Advantages:

  • Combination Design — space heating + hot water from one unit, no separate tank needed
  • Wall-Hung — saves floor space in tight SF utility closets
  • High-Efficiency Condensing — meets and exceeds California Title 24 requirements
  • European Engineering Standard — built for strict European efficiency regulations
  • Straightforward Error Codes — diagnostics designed for easy technician access

Baxi FAQ

What does Baxi Error Code E119 mean?

E119 indicates low water pressure — your boiler system pressure has dropped below the minimum (usually 1.0 bar). You need to repressurize the system using the filling loop. Once pressure is restored, the boiler should reset automatically. If pressure drops repeatedly, there may be a leak or a failing expansion vessel.

What is Baxi Error Code E133?

E133 is a ‘Gas Supply’ or ‘Ignition’ fault — the boiler failed to light. Check that your gas supply is on. If it is, this could be a frozen condensate pipe (in cold weather), a blocked flue, or a faulty gas valve. A technician needs to diagnose the root cause.

Why is my Baxi boiler losing pressure?

If you have to top up pressure frequently, you likely have a small leak in the system (check radiators and pipes for wet spots) or a faulty expansion vessel. If no external leaks are found, the pressure relief valve may be passing water — a technician should inspect the expansion vessel.

How do I reset my Baxi boiler?

Press and hold the Reset button (or selector switch) for about 3-5 seconds until the display changes or the fault light stops flashing. Do not press it repeatedly if the boiler fails to light — repeated resets can mask a dangerous underlying problem. If it continues locking out, call for service.
